The reconstruction of a three-story East Hampton residence following extensive water damage, delivered against a fixed insurance allocation and an accelerated construction schedule.

CHALLENGE

A burst pipe had substantially damaged two of the house’s three floors. The project required rebuilding a five-bedroom residence within an insurance allocation of approximately $390,000 while moving from damage to completed home in just over four months.

PROCESS

The renovation combined design, construction coordination, procurement, and aggressive cost management. Existing conditions and resources were evaluated for maximum value, including sourcing a complete high-end European kitchen with appliances for $11,000 delivered, allowing limited funds to be concentrated where they had the greatest effect.

OUTCOME

The 4,100-square-foot residence was completed in just over four months for approximately $425,000—about $35,000 above the original insurance allocation—and subsequently sold for $1.825 million.
