Tribeca Penthouse
The complete redesign and renovation of an 8,000-square-foot Tribeca penthouse, executed in tightly controlled phases over three years while preserving the client’s uninterrupted use of the residence.
CHALLENGE
The residence could only be under construction during a narrow summer window each year—from mid-June through late August. A complete gut renovation therefore had to be divided into precisely coordinated phases, with each phase fully completed and the residence returned to habitable condition before the family returned to Manhattan.
PROCESS
The renovation was planned as a three-year sequence of discrete construction campaigns. Each required design, documentation, permitting, procurement, contractor coordination, building-management approvals, deliveries, street and site logistics, construction, installation, and closeout to converge within a roughly ten-week window. Every phase also had to anticipate the work of subsequent years so that completed areas would not need to be unnecessarily disturbed.
OUTCOME
Over three consecutive summers, the penthouse was completely transformed without sacrificing the client’s normal occupancy of the residence. The project demonstrates design and construction as a single coordinated operation: a large-scale residential renovation delivered incrementally under severe time and logistical constraints.
